14 Popular Upcoming Areas to Buy Land Outside Nairobi

When speaking to Nairobians who have dwelled in the city for an extended stretch of time, it quickly becomes clear that leaving the city is a long-held fantasy for many a Nairobian. Indeed, many Nairobians are tired of the headaches that come with living in the city of cool waters, and it appears that the pandemic is the straw that broke the camel’s back hence making you want to buy land outside Nairobi.

 

According to HassConsult’s 2021 Q3 Land Price Index, land prices in Nairobi’s satellite towns rose by 2.5% while those of Nairobi only rose by 0.28%. (Also read: Our Guide to Buying Land in Nairobi

 

When the COVID-19 pandemic struck, land prices all across the country fell rather uniformly, but with gradual reopening occurring over the last year, there is increased demand for land in the outskirts of Nairobi than within County 047. 

 

This would not have happened without the growth of these satellite towns as well as the tremendous investments made by the government in infrastructure projects outside Nairobi. 

 

A couple of decades ago, Nairobi was the “it” place to live in Kenya – with plenty of world-class hospitals, access to the best schools, many miles of tarmacked roads, and well-connected to the rest of the country and the world. 

 

In 2021, Nairobi doesn’t enjoy that kind of exclusivity anymore. Thanks to the numerous infrastructural developments made in various counties countrywide, Nairobi is not the only place that boasts world-class academic and recreational facilities, a robust travel network, or high-quality healthcare. With reliable high-speed internet servicing most parts of the country, working remotely doesn’t sound so impossible.

 

When the country started reopening, a lot of people started pondering on a series of questions with a central theme: 

  • “I haven’t stepped into the office in the last 1 year. Do I really need to live in Nairobi?”
  • “Can I honestly live in Nairobi for another decade?”
  • “Why do I put up with the traffic backlog in the city?”
  • “Are there any world-class schools in Naivasha?”
  • “Does it make sense to spend this much on rent?”
  • “Where else in Kenya can I live the same lifestyle for less?”

 

It is not difficult to see why a lot of folks are reevaluating their decision to live in Nairobi, and considering cheaper towns that offer the same amenities and quality of life.

 

A lot of clients have mentioned this to us, and through our findings, we discovered that these are the towns which they are currently favouring over Nairobi:

 

1. Ngong’

Ngong’ is rapidly expanding, enticing property investors from both Kenya and abroad. 

 

In Kenya, property in Ngong’ is becoming a popular investment option for the middle and upper class. The investment is regarded to be safe and low-risk, with a high probability of capital growth in the coming years. 

 

Tourist visits to Ngong’ tend to spark economic activity in the area, resulting in the construction of hotels and shopping malls, as well as the development of various social facilities. The climate of Thika is subtropical highland, with sunshine for most of the year. In the settlement, there is both a good water supply and steady security. When you move to Thika, you are spoiled for choice in terms of high-class estates to live in, such as Thika Greens and Bahati Ridge. You can then while your weekends away golfing at the 18-hole Thika Golf Club or numerous other social venues.

 

Thika also happens to be a vibrant tourist destination with attractions such as the Chania Falls, Fourteen Falls on the Athi River, and Thika Falls. To the southeast is Ol Donyo Sabuk National Park, which provides excellent recreational opportunities for locals. 

 

The town has a railway station, but only cargo trains run through it; nonetheless, there are plans to link the proposed light rail system to Thika. The Thika Super Highway provides access to Nairobi as well as the nearby airstrip. 

 

3. Nakuru

In terms of non-governmental organizations, industries, and local businesses, Kenya’s newest city, Nakuru, has attracted investors from all over the world. The value of land in and around Nakuru has risen as a result of this.

 

New industries are springing up in Nakuru, such as Simba Cement and fertilizer plants, while existing ones, such as Menengai, continue to thrive.

Greenstead International School is also located in Nakuru and offers top-notch education. An advantage of this city is that most of the high-end residential areas such as Milimani are in very close proximity to the Central Business District. 

 

4. Kitengela

Kitengela has well-maintained roads, electricity, water, and sewage systems. The majority of villages are situated on both sides of the main highway, which gives residents access to Nairobi and the International Airport, with additional projects planned for the interior. 

 

This thriving community is now home to all of the major banks, stores, and fast-food eateries. It has evolved into a melting pot of cultures from around Kenya, and it has become one of the most popular real estate investment sites in the country.

 

According to HassConsult’s 2021 Q3 Land Index, property values in Kitengela appreciated by about 4% compared to a year before, most of which was achieved within that quarter.

 

Kitengela has over Fifteen banks, six or more health facilities, three major supermarkets, and two police stations which ensure safety in the estates, one of which is at Athi River. Your child’s learning process will be secured because different schools offer diverse curriculums: Kitengela International School, Acacia International Schools, St Monicah, and Orchard School are some of the top schools in the area.

 

5. Tigoni

Tigoni is a rural hilltop located less than thirty kilometers from Nairobi’s CBD. 

 

The Covid-19 epidemic has increased the appeal of Tigoni’s rural environment and clean fresh air, helping it to establish itself as an exclusive rural residence that is yet easily accessible. 8. Ruiru

12. Kiambu

Machakos has a well-developed road network and urban development. It includes a well-designed bus terminal in the town center. This town is also very close to the Jomo Kenyatta International Airport. 

 

Apart from that, there’s the Machakos Golf Club, which is spread out over a huge green area and features a 9-hole golf course. Some educational institutions in the vicinity are Brighton International School and Viraj International Academy in Katani.

 

In terms of education, Braeburn Imani International School and Bridge International Academy are two nearby educational institutions with world-class facilities. Thika is also home to several higher education institutions such as Mount Kenya University and Gretsa University.
